Form letter: demand for possession, reletting as agent
Re: Lease Agreement dated _ ("Lease") for _ ("Premises")
Dear _,
As of the date of this letter, you owe $_ pursuant to the Lease. This amount includes unpaid rent for the months of _, as well as certain other charges contemplated by the Lease, which the Lease provides is due and payable as additional rent. A statement showing a detailed breakdown of the balance due is enclosed. 
Your failure to pay the balance due in a timely manner leaves you in default of the Lease. You may cure that default by delivering payment in full (cash, money order, or certified check only) of the above-stated balance due to me within ten (10) days of your receipt of this letter. If you fail to timely tender payment in full as demanded herein, then I will have no alternative but to pursue the collection of this claim by any appropriate legal means. 
As provided by the Lease, no failure by me to exercise any power under the Lease constitutes a waiver of that power, and no failure by me to insist on your strict compliance with the Lease constitutes a waiver of my right to do so. Accordingly, demand is hereby made for payment of rent and other amounts arising under the Lease, as those amounts come due. 
If you fail to timely tender payment in full as demanded herein, pursuant to the Lease, without terminating the same and in consideration of your breach of the same, I will re-enter and rent the Premises to another tenant at the best rate I can obtain with reasonable effort, without advertisement and by private negotiations, for any term and on such terms and conditions as I deem proper or appropriate. If there is a deficiency between the rent due under your Lease and the rent due from the new tenant, you will be liable for the same, as provided by the Lease. 
Finally, if I am forced to retain the services of an attorney, I will seek recovery of my legal fees and expenses. Pursuant to O.C.G.A. § 13-1-11, you are hereby notified that unless you pay the above-stated balance due within ten (10) days from your receipt of this letter, I will seek the recovery of my attorney's fees and expenses of litigation from you, along with the principal debt you already owe.
